Sector 12, Greater Noida West — stated plainly.
Location pages are where marketing does its quietest lying: minutes shrink, corridors blur, and a different market's airport story gets stapled on. This one works differently. The address comes from the registry; the corner plot, the roads and every distance the developer claims come from the official brochure and are labelled developer-stated; and the campaign slogan — "Finesse is in the West" — is quoted as exactly what it is: the developer's line, not ours.

The address, by tier
Plot GH-02C, Sector 12, Greater Noida
Tehsil Dadri, district Gautam Buddha Nagar, Uttar Pradesh — as filed with UP-RERA under registration UPRERAPRJ136219/04/2024. This is the plot identity your agreement should carry, letter for letter.
201306 — or 201307
Sources split between the two PIN codes. It is a small conflict, but it is the same lesson as the big ones: the registry pins the plot, the portals improvise the rest. Confirm the postal code from your own agreement documents.
Corner plot — 130m link road, FNG Expressway, 24m internal road
The brochure states a corner plot fronting the 130-metre Noida–Greater Noida link road and the Faridabad–Noida–Ghaziabad (FNG) Expressway, with a 24 m-wide internal road serving the plot. Frontage claims are the easiest on this page to check with your own eyes: we will meet you at the plot boundary on a site visit.
The developer's own distance card
As the brochure states them: petrol pump within 170 m · proposed metro station within 1 km · international schools within 2 km · multispecialty hospital within 4 km · sports ground within 6 km. We have measured none of these — they are the developer's claims, printed with that label, and "proposed" means a plan, not a platform.
Noida Sector 52 metro — "about 10 minutes"
The existing station portals point to is Noida Sector 52, at roughly a 10-minute drive as they report it. That is the portals' figure, not ours; we haven't timed it and will not pretend to. Drive it yourself at your own commute hour — it is the cheapest piece of diligence on this entire page, and the only version of the number that matters for your life.
Greater Noida West is not the Yamuna Expressway — and we refuse to blend them
You will find La Vida Bella pitches decorated with Jewar-airport minutes. That is a different corridor's story. Greater Noida West (Noida Extension) is an established, densely serviced residential market; its case rests on the 130-metre link road, its connection to Noida's employment centres, and the depth of its social infrastructure — not on an airport an expressway away. Even the developer's campaign — "Finesse is in the West" — sells the west, not the airport. If you want the Yamuna Expressway thesis, we cover those projects on their own sites, with their own facts. A pitch that needs to borrow another market's future is telling you something about this one's present — ask why, and make the seller answer in specifics.
Inside the complex, per the brochure
A 27-item master-plan legend, plus the club's indoor suite
Clubhouse with rooftop pool, squash, pickleball, cricket pitch, amphitheatre, pet park, outdoor kitchen and more — the brochure's master plan numbers 27 legend items, its clubhouse page adds the indoor suite, and the full board is on the home page. Binding only when they appear in your agreement's annexures. The ~15,000 sq ft clubhouse size portals quote is not a brochure figure.
Five G+22 towers on ~3.71 acres — resolved
Bellissimo 1–3 and Magnifico 1–2, all G+22 per the brochure's master plan, on land the brochure states as 14,998 sq. mtr (~3.71 acres) — settling the 3.71-vs-4-vs-4.5-acre portal spread. Density remains a contract question: the sanctioned plan is the legal authority. How to pull the filing yourself →
Frequently asked
Where is Eldeco La Vida Bella exactly?
Plot GH-02C, Sector 12, Greater Noida West (Noida Extension), tehsil Dadri, district Gautam Buddha Nagar, Uttar Pradesh — that is the address on the UP-RERA registry, and it is the version that counts. The developer's brochure adds that it is a corner plot fronting the 130-metre Noida–Greater Noida link road and the Faridabad–Noida–Ghaziabad (FNG) Expressway, with a 24-metre-wide internal road — developer-stated, and easy to check with your own eyes on a site visit.
How far is the metro from Eldeco La Vida Bella?
Two claims, two tiers. The developer's brochure states a proposed metro station within 1 km — developer-stated, and 'proposed' is doing real work in that sentence: a proposed station is a plan, not a platform. Separately, portals report roughly a 10-minute drive to the existing Noida Sector 52 station. We have timed neither; the only drive-time that should decide a purchase is the one you clock yourself, at your own commute hour.
How far are schools, hospitals and daily needs from Eldeco La Vida Bella?
The developer's own brochure states: a petrol pump within 170 m, international schools within 2 km, a multispecialty hospital within 4 km, and a sports ground within 6 km. All of these are developer-stated distances we have not measured, published here with exactly that label. The brochure's location map places Gaur Chowk, ITEDA Chowk, Bisrakh Road and Tech Zone IV around the plot; verify the landmarks that matter to your household on your own site visit.
Is Greater Noida West the same market as the Yamuna Expressway?
No — and pitches that blend them are borrowing a story. Greater Noida West (Noida Extension) is an established residential market whose case rests on the 130-metre link road and proximity to Noida's employment centres. The Jewar airport narrative belongs to the Yamuna Expressway corridor — a different market with different economics — and we keep the two apart on every page of this site.
What is the PIN code of Eldeco La Vida Bella?
Even this is inconsistent: sources show both 201306 and 201307. The registry pins what legally matters — Plot GH-02C, Sector 12, tehsil Dadri, district Gautam Buddha Nagar. Use the plot identity for anything binding and confirm the postal code from your agreement documents.
